Usually not. Liens get paid from the closing proceeds, and we'll show you the exact breakdown before you sign. Tax liens, judgments, HOA liens — we've handled them all.

Do I need to be in Milwaukee for this to work?

Not at all. Plenty of our sellers live out of state or even out of the country. Remote signing and mobile notaries handle everything.

Can I stay in the house after closing for a bit?

Often yes — we can build a rent-back or delayed-possession period into the agreement. Just tell us what you need.

We're going through a divorce and need to sell fast.

We work with divorcing couples frequently and can coordinate with both parties and attorneys. A fast, clean cash sale often simplifies everything.

The city cited me for code violations. Can you still buy it?

Yes. Violations stay with the property and we clear them post-closing. No need to fix anything first.

What areas do you buy in?

The whole Milwaukee metro: the city, West Allis, Wauwatosa, Brookfield, Waukesha, the south shore suburbs, the North Shore — if it's in the metro, we'll look at it.

I inherited a house. What do I need to sell it to you?

Usually just your ID and whatever probate or heirship documents exist. If the estate is still in probate, we can work with your attorney on timing. We've done many of these.

I owe more than the house is worth. Can you help?

Sometimes, via a short sale negotiated with your lender. It takes longer, but we've done them. Call us and we'll tell you honestly if it's viable.

Do I need to clean out the house?

Take what you want, leave the rest. We've cleared houses with forty years of belongings. One less thing for you to worry about.

Will you really buy my house as-is?

Really. We've bought houses with caved-in roofs, flooded basements, and thirty years of stuff inside. Your place doesn't need to impress us — it just needs an address.

How do you determine your offer price?

We estimate the after-repair value from recent comparable sales nearby, subtract renovation costs and our margin, and that's your offer. We'll show you the comps if you ask.

How fast can you close?

As fast as 7 days from a signed agreement. Most closings land in the 7-14 day range. Need longer? We'll work around your timeline — 30, 60, even 90 days.

Why shouldn't I just list with an agent?

If your house is in great shape and you're not in a hurry, listing might net more. But after commissions, closing costs, repairs, and months of carrying costs, the 'higher price' often isn't. We'll help you compare honestly.
